Atlas Underlayment & Deck Repair: The Miami Owner’s Guide
If your Atlas underlayment is peeling, bubbling, or showing signs of deck rot, we can usually replace the affected section for $450 – $1,200 installed, depending on square footage and how far the damage extends. Most repairs on Atlas systems in Miami take one day, and we keep common Atlas-compatible underlayment rolls and deck patch materials on the truck. You’ll usually notice the problem after a hard rain: water stains on the ceiling, granules in the gutter, or a soft spot when you walk the roof perimeter.
Miami weather is rough on underlayment. Between the salt air along Brickell, the June-to-November storm cycle, and UV exposure that bakes synthetic felt until it cracks, the underlayment often fails before the shingles do. Dylan Pace has walked enough Miami roofs to know the warning signs early, and the team at Crestview Roofing Co Miami treats every Atlas repair as a two-part job: fix the underlayment, then fix whatever let water reach it.
Which Atlas Models This Applies To
Atlas builds two main underlayment lines you’re likely to find on Miami homes: Atlas Summit 60 (a synthetic, 60-mil thick roll) and Atlas Weathermaster (a heavier peel-and-stick ice-and-water barrier). Decking underneath is almost always plywood or OSB, and the repair path depends on which Atlas product is on the roof.
Here’s the compatibility gotcha: Atlas Summit 60 is approved for use with Atlas Pinnacle and StormMaster shingles, but it doesn’t pair correctly with some aftermarket peel-and-stick products if you’re patching a section rather than replacing full runs. If you’re not sure what’s on your roof, check the underside of a lifted shingle tab for a printed label, or measure the exposed roll width: Summit 60 runs 48 inches wide, Weathermaster typically 36 inches. We can also identify it from photos if you can’t safely access the area.
On the OEM-vs-aftermarket question, our position is simple: for full replacements, we install Atlas OEM underlayment so the manufacturer’s wind and leak warranty stays intact. For smaller deck repairs, we use quality aftermarket plywood patches that match the existing thickness, normally 1/2-inch or 5/8-inch, and we tell you exactly what’s going down before we cut anything.
One note for the record: Crestview Roofing Co Miami is an independent roofing contractor. We’re not affiliated with Atlas, but we stock and install their materials because they hold up in South Florida when installed correctly.

Signs Your Atlas Underlayment & Deck Repair Is Failing
- Water stains on ceilings or walls after moderate rain. This usually means the underlayment has lost its seal around a penetration or the decking has absorbed enough moisture to leak through. Miami’s afternoon downpours make this symptom show up fast.
- Peeling or bubbling felt visible at the roof edge. UV exposure breaks down synthetic underlayment faster than shingles. Once it starts lifting at the drip edge, wind-driven rain gets underneath it.
- Soft spots when walking the roof. Deck rot is progressive. A section that feels spongy near a valley or eave is usually 1 to 2 seasons into water damage, and it won’t recover on its own.
- Granules in the gutters paired with curling shingle edges. This often signals that the shingles have aged past their ability to protect the underlayment. The underlayment then becomes your last line of defense, and in Miami it can only hold that line for so long.
- Persistent musty smell in the attic after storms. That’s trapped moisture in the decking. Even if the underlayment looks intact from outside, condensation is working from below.

AfterReplacement Cost & What’s Included
Here’s what we tell Miami homeowners before we quote anything:
- Small section repair (up to 100 sq ft of underlayment, minimal deck patch): $450 – $700 installed
- Medium repair (100 – 300 sq ft, multiple areas of deck rot replaced): $700 – $1,200 installed
- Full underlayment replacement with new decking on a 1,500 – 2,200 sq ft roof: $4,500 – $8,500 installed, depending on deck condition and tear-off complexity
Every price we quote is written before any work starts. The number on the proposal is the number on the invoice, no change orders for “unexpected rot” because we inspect the decking before we price it. Parts and labor are listed separately so you can see exactly what the materials cost. And every repair carries our 365-Day Done Right Promise: if the same section fails within a year, we come back and fix it at no charge.
One reality of this market: if the underlayment is failing in three or more separate areas, a full replacement usually costs less per square foot than repeated patch jobs. We will tell you when patching no longer makes sense.
DIY or Call Us?
This is the honest answer: you can safely check a few things yourself. Look for visible peeling at the eaves, check your attic for water trails after a rain, and clear debris from valleys so water can drain. Those are safe, useful inspections.
But replacing underlayment means lifting shingles, cutting out old material, and re-sealing everything in the right sequence. If you get the lap wrong, Miami’s next storm will find it. Deck repair is worse: cutting out rotted plywood while standing on a roof is not a weekend project, and a wrong cut can compromise the structural deck. This is roofing work with real consequences for the home underneath it. Call us at (850) 318-3769, tell us what you’re seeing, and we’ll give you a written price after a roof inspection, free.
FAQs
Atlas synthetic underlayment typically lasts 15 to 20 years when properly installed under shingles, but Miami’s UV and humidity can shorten that to 10 to 15 years if the shingles are near end-of-life and exposing edges. If your shingles are 15+ years old, assume the underlayment is nearing its limit too. Call (850) 318-3769 and we can inspect both layers in one visit.
Yes, in most cases. If the damage is localized to one section, we can lift the surrounding shingles, replace the underlayment patch, and re-seal everything. But if you have multiple failing areas, replacing the full underlayment is usually the better value, and we’ll show you the numbers for both options before you decide.
A standard section repair takes 4 to 6 hours, including deck patching if needed. A full underlayment replacement on an average Miami home takes 1 to 2 days depending on weather. We’ll give you a specific timeline in your written proposal.
We stock Atlas Summit 60 and common deck patch materials on our trucks, so most section repairs can be completed same-day. For full replacements, materials are ordered and on-site within 3 to 5 business days. We also work with GAF, Owens Corning, and CertainTeed products if you’re considering a broader material change.
