Boral Underlayment & Deck Repair: The Miami Owner’s Guide

If your Boral roof system has underlayment that’s torn, water-stained, or pulling away at the seams, or decking that’s soft, sagging, or rotting, we stock Boral-compatible replacement materials and install them typically within 48 hours of your estimate. Most Boral underlayment repairs on a Miami home run $380 – $750, while decking replacement runs $9 – $14 per square foot including tear-off of the failed section. You’ll usually find the damage after a heavy rain: a brown ceiling stain below a specific rafter, damp attic insulation, or granules collecting in a gutter that shouldn’t be there. In Miami, where summer downpours hit with almost clockwork regularity between 3 and 6 PM, water finds failed underlayment fast and makes a small problem big within a single wet season.

Which Boral Models This Applies To

Boral’s roofing line breaks into two families that need different handling: their clay and concrete roof tile systems, where the underlayment is a synthetic or modified-bitumen sheet under the tile, and their composite slate and shake lines, where the underlayment interacts differently with fasteners and deck slope. The compatibility gotcha most Miami owners run into is this: Boral tile installations on slopes steeper than 4:12 require a peel-and-stick high-temperature underlayment rated to 160°F or higher. Anything less, and the Miami sun roasts the adhesive until it loses grip. When we open up a failed Boral underlayment job, the most common cause is exactly that mismatch: a standard 90°F-rated underlayment installed under tile that regularly bakes at 140°F and up. If you can read the label on the underlayment edge, look for the temperature rating and the ASTM number. A proper Boral-spec underlayment for this market carries ASTM D1970 for self-adhered or ASTM D226/4869 for asphalt felt, upgraded to the synthetic standard. For decking, Boral calls for plywood rated CDX or better at 15/32 inch minimum, or 1x nominal boards with no more than 1/4 inch gap between them.

Signs Your Boral Underlayment & Deck Repair Is Failing

  • Ceiling stains that darken after heavy rain. Water has already passed through the underlayment and decking. By the time you see this, the soft spot underneath is usually two to three times larger than the stain itself.
  • Attic dampness or a musty smell after storms. Failed Boral underlayment lets moisture vapor into the attic even when there’s no visible drip. In Miami’s humidity, that trapped moisture feeds mold within a few weeks.
  • Granules or tile fragments filling your gutters. Degrading tile means water is spending more time in contact with the underlayment below, which accelerates rot at the seams and around fasteners.
  • Spongy spots felt underfoot near valleys or penetrations. Deck rot almost always starts where water concentrates first: valleys, chimneys, skylights, and pipe boots. If a roofer steps there and it flexes, the decking is already compromised.
  • Visible underlayment at the eaves or ridges. Wind-driven rain in Miami hurricane season can peel underlayment at exposed edges. Once an edge lifts, every follow-up storm works it further back like a loose carpet corner.

Replacement Cost & What’s Included

We write Boral underlayment and deck repair estimates as a flat number before any work starts. Underlayment repair on a standard Miami ranch or two-story section runs $380 – $750 for a typical 100 – 200 square foot repair, including tear-off of the damaged sheet, deck inspection underneath, new Boral-spec underlayment, and re-setting any tile or shake we lifted. Full deck section replacement runs $9 – $14 per square foot, with materials being about 55 – 60% of that number and labor the rest. What changes the price: how steep your roof is, how much tile needs to come off and go back on, whether the rot extends into rafters, and whether the section is over a first-floor bedroom or a third-floor peak that needs longer ladder work. Your written estimate includes the removal and disposal of failed material, the new underlayment or plywood, re-fastening to code, and a 365-day written warranty on the entire repair. The number on your estimate is the number on your invoice, period.

DIY or Call Us?

You can safely do a visual check from the ground or from inside the attic: look for water stains on the decking underside, feel for soft spots, and scan the eaves for lifted underlayment edges. That’s where DIY should stop. Walking a tile roof in Miami heat is dangerous enough without the added risk of cracked tile and hidden soft decking. A homeowner who goes up with a caulk gun and some flashing cement on a Boral underlayment tear usually buys themselves a few weeks, not a fix, because the water has already spread under the tile beyond what’s visible. Crew lead Dylan Pace has pulled apart enough of those temporary patches to say it plainly: the repair costs more after the home handyman pass than it would have as a straight call. If you see water inside, don’t wait. Call (850) 318-3769 and we’ll get someone up there to look before the next storm cycle.
