GAF Roof Replacement in Miami: What to Know First

GAF roof replacement in Miami typically runs $9,800 to $18,500 for a standard single-family home, with most jobs completed in 2 to 4 days once materials land. We’re an independent GAF service provider, which means we install and replace GAF systems without being tied to any manufacturer’s sales quotas or upsell targets. If you own a GAF roof and it’s near the end of its service life, this page will tell you exactly what fails, what it costs, and how we handle the job from tear-off to final inspection. Key Takeaways:

  • GAF Timberline and Royal Sovereign are the two lines we see most on Miami homes, and they fail differently than budget brands.
  • Miami’s salt air and hurricane-season moisture attack GAF underlayment and flashing faster than the shingles themselves.
  • You get a written price before any work starts. The number on the proposal is the number on the invoice.
  • Every replacement is covered by the 365-Day Done Right Promise, in writing, at no extra cost.

How GAF Products Fail, and How We Fix Them

GAF makes solid roofing material. But Miami isn’t a normal market. Between the salt air off the Atlantic, the afternoon thunderstorms that show up like clockwork from June through September, and the occasional hurricane skirt, GAF systems here age faster than they would in drier climates. Here’s what we actually see when we tear off a failing GAF roof in neighborhoods like Shenandoah, Kendall, and Coral Gables.

  • Timberline HDZ granular loss on the southern exposure. The Timberline HDZ is GAF’s flagship architectural shingle, and on Miami homes we regularly see the granules on south-facing slopes wearing down to the fiberglass mat five to eight years before the north side. That’s pure UV load plus salt crystallization. Once the granules go, the shingle loses its fire rating and its water-shedding ability. The fix is a full replacement with a fresh underlayment system, not a patch job.
  • Royal Sovereign sealant strip failure from trapped moisture. The Royal Sovereign 3-tab line was GAF’s budget workhorse for decades, and a lot of Miami homes built in the 1990s and early 2000s still have it. The self-seal adhesive strip underneath each tab gives out when humidity sits between shingle layers, which happens a lot in Miami. Once that seal breaks, wind uplift peels shingles off in sheets. You can’t re-seal a whole roof. It’s replacement territory.
  • Decking rot under original GAF underlayment. This is the one GAF’s own site won’t tell you about. On Miami homes with the original felt underlayment, we find OSB decking that’s spongy around the nail pattern, especially near eaves and valleys. The felt traps condensation from below and the shingles trap heat from above. By the time the shingles look bad, the decking underneath is often shot. Our estimates include a decking allowance per sheet so you’re not surprised mid-job. We show you photos of any rot before we replace it.
  • Flashing failures at chimneys and parapet walls. GAF shingles can be in fine shape while the flashing around a chimney or a flat-roof transition is leaking. Miami’s thermal cycling, hot days, soaking rains, rapid cooling, works the metal back and forth until the sealant cracks. On a replacement, we upgrade to a two-part flashing system with a base layer and a counter-flashing, because the original single-layer flashing is almost always the first thing to go.
  • Wind-driven rain penetration at ridge vents. GAF’s Cobra ridge vent works fine in most climates, but Miami’s sideways rain from tropical systems gets underneath it if the vent wasn’t set into a proper bed of sealant or if the nails were overdriven. We see this on homes within a few miles of the coast, especially in Brickell and Coconut Grove. Our replacement spec uses a wider ridge vent with a weather-resistant membrane under the opening, not just the plastic baffle.

Our GAF Roof Replacement Process

Dylan Pace and our crew follow a process that’s the same on every GAF replacement job, whether it’s a 1,800-square-foot ranch in Westchester or a two-story contemporary near the Gables. The goal is simple: you know what’s happening at every step, and you have the photos to prove it.

  1. 1
Inspection and written scope. We walk the roof, take photos of every slope, check the decking from the attic where accessible, and then put a written proposal in your hand. It lists the GAF product line, the underlayment spec, the flashing detail, the decking allowance, and the total price. No allowances that balloon later.
  2. 2
Material order and permit pull. We order the GAF shingles, underlayment, flashing, and ridge vent, and we pull the permit ourselves. Miami-Dade has its own product approvals, and we spec materials that meet the High Velocity Hurricane Zone requirements.
  3. 3
Tear-off and decking inspection. We strip the old GAF system down to the decking. If there’s rot, we photograph it, show you, and replace the affected sheets at the per-sheet price already listed in your proposal.
  4. 4
Underlayment, flashing, and shingle install. We install the new underlayment, replace all flashing, and then lay the GAF shingles according to manufacturer spec. No shortcuts on nail count or placement, because those are the first things a GAF warranty inspector checks after a claim.
  5. 5
Cleanup and final walkthrough. We run a magnetic sweep for nails, photograph the finished roof, and walk it with you. You get before-and-after photos and a digital invoice by text.
  6. 6
365-Day Done Right Promise. Every replacement is covered for a full year in writing. If something fails because of our workmanship, we fix it at no charge. No negotiation, no runaround.

What GAF Roof Replacement Costs in Miami

Real numbers, not vague ranges. Here’s what we typically quote for GAF replacement work in Miami:

  • Full tear-off and replacement with GAF Timberline HDZ, 1,500-2,000 sq ft home: $11,500 – $16,500
  • Full tear-off and replacement with GAF Timberline UHDZ (thicker, higher wind rating): $13,800 – $18,900
  • Decking replacement, per 4×8 sheet (if rot is found): $95 – $135 per sheet, including material and labor
  • Flashing replacement at chimney or parapet wall (when done as part of the full replacement): Included in the scope, not billed separately
  • Permit fees in Miami-Dade: $250 – $600, depending on the municipality

What moves the price: the number of slopes, the roof’s pitch, whether the home is in a High Velocity Hurricane Zone requiring upgraded fasteners, and how much decking needs replacement. We don’t play the lowball quote game. The written estimate you get before work starts is the price you pay. Call (850) 318-3769 for an exact quote. Estimates are free.

No surprises at the door, no arguments after the job. Dylan Pace has been working roofs since his days at Los Angeles Trade-Technical College, and he’s spent years in Miami learning exactly what the salt air and hurricane-season rain do to a GAF system. If a GAF replacement isn’t the right call for your home, we also work with Owens Corning and CertainTeed, and we’ll tell you honestly which material fits your budget and your roof’s exposure.
