Owens Corning Underlayment & Deck Repair: The Miami Owner’s Guide

We stock and install Owens Corning-compatible underlayment and deck repair materials throughout Miami, and most standard deck repairs run $900 to $2,400 installed depending on how much sheathing has rotted and whether the underlayment needs a full or partial replacement. If you’re seeing water stains on ceilings, curling shingles at the eaves, or soft spots when you walk the roof, that’s usually where the story starts. Owners typically discover the problem after a heavy Miami afternoon storm, when a leak that was never visible suddenly shows up on the drywall.

Here’s the thing about underlayment in South Florida: it’s not a “nice to have.” It’s the waterproofing layer between your deck and your Owens Corning shingles. When it fails, the whole system fails. Dylan Pace and our crew have pulled back enough failed underlayment in neighborhoods from Coconut Grove to Kendall to know exactly how this plays out, and we’ll walk you through everything below.

Which Owens Corning Models This Applies To

Owens Corning’s underlayment line includes the Deck Defense synthetic product, ProArmor, and RhinoRoof. These are designed to work with Owens Corning Duration and Oakridge shingle lines, but the compatibility gotcha most homeowners don’t know is this: the underlayment is less about matching a specific shingle model and more about matching the deck condition and the Miami wind-uplift requirements. Miami-Dade County has some of the strictest product approval standards in the country, and not every underlayment sold online meets the local NOA (Notice of Acceptance) requirements. We only install underlayment that carries the right Miami-Dade product approvals.

When we show up for a deck repair, we check two things before quoting: the condition of the existing plywood or OSB deck, and whether the current underlayment is a synthetic (which handles our humidity better) or an older felt product (which breaks down faster in the Miami heat). If you have the original paperwork from your roof install, the underlayment type is usually listed. If you don’t, we can identify it in about ten minutes once we open up a test section near a known problem area.

For the OEM-versus-aftermarket question: we stock Owens Corning’s Deck Defense and ProArmor on the truck because the manufacturer spec matters for warranty continuity. But we’ll be straight with you: there are quality synthetic underlayments from GAF and CertainTeed that perform similarly in our climate, and we stock those too. The decision comes down to what your existing roof was built with and whether you want to keep the Owens Corning system warranty fully intact.

Signs Your Owens Corning Underlayment & Deck Repair Is Failing

  • Water stains on ceilings or walls after rain. This is the most common first signal in Miami. By the time water reaches the drywall, it has already passed through the shingles, the underlayment, and the deck. The underlayment breach happened weeks or months earlier; the stain is just the delayed symptom.
  • Soft or spongy spots when walking the roof. A deck that flexes underfoot means the plywood or OSB has absorbed moisture and started to delaminate. In Miami’s humidity, this rot spreads faster than in drier climates, and it won’t dry out on its own.
  • Curling or lifting shingle edges near eaves and valleys. When underlayment fails at the edges, the shingles lose their anchor points and start to cup or lift. This is especially common on South Florida roofs where afternoon sun bakes the eaves and afternoon storms soak them.
  • Granules collecting in gutters in unusual amounts. Some granule loss is normal as shingles age, but a sudden spike often means moisture is trapped under the shingles, degrading the mat from below. The underlayment is usually the culprit when the deck isn’t properly ventilated.
  • Musty odor in the attic or visible mold on rafters. Failed underlayment lets moisture into the attic cavity. In Miami’s near-constant humidity, that translates to mold growth faster than almost any other U.S. climate. If you can smell it, the underlayment is almost certainly compromised somewhere above.

Replacement Cost & What’s Included

In Miami, a typical underlayment and deck repair runs $900 to $2,400 installed. The range breaks down like this:

  • Small deck patch (1-2 sheets of plywood replaced) plus underlayment section: $900 to $1,400
  • Medium repair (3-5 sheets, underlayment replacement over the affected slope): $1,400 to $1,900
  • Full underlayment replacement on one roof slope with deck repair as needed: $1,900 to $2,400

What drives the price up: the number of deck sheets that need replacement, whether we need a full tear-off of the existing shingles on that slope (we almost always do for underlayment work), and whether your home is in a Miami-Dade wind zone that requires upgraded fastening patterns. Every quote we give is a written price before any work starts, and the number on the page is the number on the invoice. No change orders, no surprise line items. The 365-Day Done Right Promise covers every repair in writing for a full year, and if the repair fails within that year, the second visit is free.

DIY or Call Us?

Underlayment work is not a safe DIY project, and I’ll tell you why. Working on a roof deck in Miami means working at height, often on a 4/12 or steeper pitch, with tools in hand. One wrong step on a weakened deck section that’s already compromised and you’re through the roof, literally. This isn’t a tile job you can redo on a Saturday. Moreover, Miami-Dade code requirements for underlayment fastening and product approvals are specific, and a handyman repair that doesn’t meet code can void your Owens Corning warranty and fail the next time a tropical storm pushes water sideways under your shingles.

What you can safely do: check your attic for stains and moisture after heavy rain, keep your gutters clear, and look for visible shingle curling from the ground. If you see any of the symptoms above, call us at (850) 318-3769. We’ll send a background-checked, uniformed technician with a live arrival time you can track, and you’ll get a written price before we touch anything.
